How much will my new home cost?
There are several factors that go into the cost of a new home: the house plan selected from our portfolio of plans, the neighborhood in which your new home is to be built, the lot conditions such as the slope and size of the lot, and down to the finishes selected for your new home.
I don’t have any designs or plans in mind. What do I do?
We have spent years listening to our clients and refining our home plans to create spaces that work for every lifestyle. This curated collection is referred to as our Signature Plans, and we can assist you in deciding which plan is right for you and your family.
Are there any costs involved before we start building?
Once your home plan is selected along with any of our offered structural options you may choose, you’re all set to move into a contract in which there is a deposit required. After contract, the next step in the Pre-Construction process is Selections. Depending on the options chosen, there may be overages due upon signing for these selections to be final. These make up the costs involved prior to construction beginning on your new home.
Do you help with design and color consultation?
Throughout the selection process, you will work with one of our designers, who will assist you with all the choices to be made.
How long will my home take to build?
There’s truly no cut and dry answer to this question because each home is unique, which means the construction of each home is unique. The anticipated closing date is something we always define in our contract so you will know what the completion timeline looks like for your home.
Can I use some of my own trades/suppliers during the course of construction?
To ensure quality standards, we do not allow any outside vendors or clients on new construction homes.
Who do I communicate with during the construction of my home?
Your build team will consist of your sales agent, designer and construction manager. We use a project management software for communication so everyone on your team can be kept in the loop at all times.
My home building process has begun, but I want to make some changes. How do I do that?
In today’s market, even the smallest change can impact costs and timeframes. That is why we cannot accommodate change requests as we used to. The same is true even during the Pre-Construction period.
Can I have access to the site during construction?
We want you to be informed of the progress of your new home. Our construction team sends our progress updates which include pictures throughout the entire construction process. However, for liability reasons, to visit your site, we ask that an appointment be scheduled with your sales agent.
How do you guarantee the quality of our home? Do you provide a warranty?
We have routine quality inspections throughout the building process.
We also have a 300-point checklist that we go through before we turn your home over to you to ensure the quality meets our high standards. Once your home is turned over, we provide a 2-10 home warranty through a third-party warranty company which includes a 90-day and 11-month warranty service that will be managed by this third-party company to ensure that all warrantable items are sufficiently taken care of.
This also includes a 2-year systems warranty and a 10-year structural warranty. Quality inspections are completed through the construction process. A third-party warranty provider is utilized for not only a 90-day warranty and 11-month warranty during the first year but by also a 2-year systems warranty and a 10-year structural warranty.
